The short version: a wood front door can last as long as the house, but its finish cannot. Take the door down, strip a failed finish, test for lead on older homes, and seal every edge, especially the top and bottom, where water gets in.

Your front door is the wood people touch and see most, and it takes sun, blowing rain and daily use, often with little overhang. Gates are exposed on both sides. This Home Preservation series post shows how we refinish both.

  • Nearly half of Palo Alto’s homes were built before 1960, about 13,800 of them (our math from the Census estimate). U.S. Census Bureau

Signs a Door or Gate Needs Refinishing

  • Clear finish that has turned cloudy, gray or rough to the touch
  • Paint that is cracking along the panel edges or peeling at the bottom rail
  • Bare, gray wood near the bottom, where splashing rain hits
  • Dark streaks or water marks around hardware and joints
  • Finish worn through where hands push the door open

Take the Door Off Its Hinges

A full refinish goes better with the door off and laid flat: every face and edge is reachable, finish does not run, and the top and bottom end grain (which takes in water 10 to 100 times faster) gets coated too. A temporary panel or secured opening keeps the house closed meanwhile.

Strip When the Old Finish Has Failed

A cracked, peeling or built-up finish has to come off; sanding alone will not fix it. Removers soften old layers so they scrape out of the panel profiles without cutting the wood.

On homes built before 1978, older coats on doors and trim can contain lead. The EPA estimates that 87% of homes built before 1940 and 69% of homes built from 1940 to 1959 are likely to have lead-based paint. We test before stripping or sanding and use lead-safe practices if lead is present. Our post on lead paint in pre-1978 homes explains why.

Sand, Prime and Finish

Once the surface is sound, we sand with the grain, keep the panel profiles sharp and remove the dust. On a painted door, bare wood is primed, then finish coats follow, with light sanding between them so each coat lies flat.

For a deep, glass-like finish on a front door, high-end enamels such as Fine Paints of Europe are worth a look. Our post Is Fine Paints of Europe Worth It? covers when it makes sense.

Gates Are Doors That Live Outside

Gates get the same steps, but both sides are fully exposed. Rot usually starts in bare wood at the bottom rail and joints (as on window sills), so those get extra attention. Hinges and latches are masked or removed, and loose joints are noted for repair first.

Can a door be refinished without taking it off?

Light maintenance coats, often yes. A full strip and refinish goes better with the door down, where the top and bottom edges can be sealed.

Should I paint or stain my front door?

It depends on the wood, the house style and the sun. Clear or stained finishes show off good wood but need attention sooner (2 to 3 years for tinted clear in the chart above); paint offers more color and typically lasts 10 to 20. We can walk through the options.
